Design and Shop Drawing Reviews
Zavosh Consulting provides design and shop drawing reviews throughout the pre-construction and construction process. Our expert team of engineers, architects and builders can review shop drawings from other contractors, suppliers, manufacturers, subcontractors and fabricators so you can be assured they are correct and will not hinder the construction process. We will recommend improvements if required. Our goal is to always create the most efficient building process by being prepared.
We carefully follow the guidelines set out in the Federal Government’s Public Services and Procurement specifications and the Shop Drawing Codes of each city within British Columbia and Alberta.
Quality Assurance
Zavosh Consulting prides itself on providing quality service and continued support. Our engineers and building envelope consultants possess a great attention to detail and are highly knowledgeable in their field. During the construction phase, our consultants are able to detect potential issues before they become a problem. The dedication and enthusiasm displayed by the Zavosh team helps to ensure the project is a success.
Pre-Construction Reviews
Projects that finish on-time and on-budget are the result of a careful planning during the pre-construction review process. Our experience enables us to quickly locate and resolve potential inefficiencies and bottlenecks before construction begins. Our expertise in pre-construction services is based on years of industry experience and a highly skilled team of engineering and construction professionals.
Preparation of Contract Documents
Zavosh Consulting has many years of experience preparing and evaluating Contract Documents. This is a crucial part of every construction project and mistakes can be costly and lead to significant contractual flaws.
The contract documentation can include many separate documents. These documents form the basis of the contract, including all pre-tender, tender and contractual documentation. The contractor’s quote can also form part of the contract documentation.
The contract documentation gives the contractor sufficient information to be able to complete the building works and meet the service delivery requirements.
The documents that make up the contract documentation can include:
- Contract – the binding document or agreement between the owner and the contractor to carry out the building work. The type of contract used will depend on the size and complexity of the project.
- Contract conditions – defines the legal rights and obligations, or the rules by which each party (owner and contractor) must comply.
- Special contract conditions – an extension of the general conditions and apply specifically to the project.
- Bill of quantities – a list of materials, parts and labour (and their costs) that are included in the contract. The bill of quantities is helpful in valuing variations and assists in the preparation of progress claims.
- Drawings – the architectural and structural blueprints of the building.
- Specifications – set out the technical requirements of the work. They describe the project and requirements for materials and workmanship, and add clarity to the drawings.
- Other documents – including technical and pricing schedules.
Preparation of Tender and Bid Packages
Zavosh Consulting prepares tender documents and coordinates public or invitational bid packages. We close the tenders and review the submitted bids to provide recommendation for award of contract.
Our many years of experience in the British Columbia and Alberta construction industry enables us to assess tenders and bid packages that will provide the most cost effective solutions while utilizing the right materials and expert installation.
Building & Development Permits
A building permit is required for all new construction (including accessory buildings such as garages, carports, garden sheds, etc.), all temporary buildings, additions or alterations to existing buildings, and some hard landscaping features (such as fences or retaining walls). A development permit is required for all new construction, all additions and exterior alterations, many changes of use of a building or land, and some demolitions of buildings. Obtaining building and development permits may seem intimidating to some, but our team can make the process easy and stress free. Let Zavosh Consulting assist in gathering required information, review or prepare construction documents and drawings, communicate with city representatives, and complete paperwork to get you one step closer to building.
